Accessing Equity on an Inherited Property
Can an Inherited Property be borrowed against?
Yes. Trust, probate and estate loans are possible on inherited properties with our Private money lending. This allows beneficiaries to borrow against the existing equity in the real estate. Beneficiaries commonly need this type of loan to either buy out siblings or to pay for expenses of the trust/estate. It’s a quick way to handle this need need for cash.
Big box institutional lenders make things difficult or in most cases impossible because the title of the inherited property is still in the name of the trust or estate. Fortunately Wtr Loan Fund has funded many loans for borrowers with this scenario. Typically we complete these loans within 5-7 days.
What if the Property already has a mortgage?
Borrowers who are or have inherited a house with no mortgage are in the best position with more equity however a house with a mortgage often still has room for funding. As long as the mortgage(s) are less than 65% of the property value we can help.
Example
An inherited house worth $1,000,000 with an existing mortgage of $550,000 has room for funding.
